
Completed in 2016, this four-storey, 147-bed aged care facility incorporates lounges, communal spaces, an internal courtyard, access roads, and dedicated parking. As part of its commitment to creating a healthy indoor environment, the project utilised X200 Densi-Proof, a moisture-controlling product that contributes to high air quality and long-term structural integrity.
Moisture control in aged care settings is not merely a maintenance concern; it’s a core aspect of health and safety. Older adults face increased vulnerability to airborne pollutants and mould, which can aggravate respiratory conditions and compromise immune health. Floor-level moisture, when unmanaged, can result in slippery surfaces, significantly elevating the risk of falls, one of the leading causes of hospitalization and injury among aged care residents.
Beyond physical hazards, excessive moisture promotes the growth of mould, mildew, and bacteria, severely impacting indoor air quality. For residents with pre-existing health issues, this can lead to chronic bronchial conditions, infections, and increased medical intervention. Poor moisture management also undermines flooring systems. Warping, bubbling, and deterioration of finishes and adhesives result in tripping hazards and costly repairs that disrupt daily operations.
To mitigate these risks, robust design and product selection are critical. This includes specifying moisture-resistant flooring systems, waterproof membranes, efficient drainage strategies, and consistent indoor humidity control. Together, these measures help protect residents from injury and illness, maintain structural reliability, and uphold the facility’s commitment to safe, hygienic care.
